New HS2 Report=

York Place has recently introduced its HS2 report. The proposed high speed rail link (of= ten referred to as “HS2”) will create a fast connection between London and Birmingham and thereafter Leeds/Manchester. Currently at consultation stage, the design, construction and completion is scheduled = to take place over the next 15 to 20 years. The report will comment on proxi= mity of the property to the intended route and nature of nearby proposals. The proposed route currently cuts across 22 Local Authorities, through tunnels and cuttings, across viaducts and open countryside - it is therefore imperative that conveyancing lawyers are able= to comment accurately to the prospective purchaser on the potential impact of this project. The report is priced at £13.00+VAT.=

Search recommendations

For those of our clients ordering at www.yorkplace.com we have recently upgraded our recommendation tool in conjunction with industry suppliers. A variety of property specific reports will be recommended along with generic environmental and planning reports.

York Place recen= tly ran a promotion on Flood reports in conjunction with Landmark. The results were staggering - an increase in uptake of 350%. The report provides an overview on the likelihood of flood based on a range of datasets, includi= ng groundwater levels, fluvial flooding (rainwater), pluvial flooding (surfa= ce water) and insurance claims data. On 1 October 2011 the majority of private sewers and lateral drains in England and Wales wi= ll transfer to the relevant water companies. This is the biggest change in ownership of sewers since 1989 and will present a number of implications = for water companies, conveyancers and homeowners.= For further details please contact property@yorkplace.com or telephone 0113 2= 24 5450.

Proposed changes= to EPC legislation which should have come into existence on 30th July have b= een delayed until 30th October. These proposed changes require the agent, landlord and vendor to commission an EPC at the point of marketing. The changes will apply to all Commercial and/or Residential properties for sa= le, lease or rental. There will be slight timing variations to properties alr= eady on the market and those coming to the market in 2012. A seven day window allows the property to be marketed whilst the EPC is = conducted, thereafter all parties risk a fine up to £2500. Groundsure environmental reports increased on 1st September. There are small price increases across their report range:

Groundsure Homebuyers now £43.70+VAT (increa= sed by £2.00)
Groundsure Homescreen now £36.70+VAT (increased by £1.00)
Groundsure Flood now £18.50+VAT (increa= sed by £2.40)
